How Selling Your House to Sound Home Offer Works
From first contact to funds in your account, here is every step, what happens at each one, and what we need from you. Most sellers spend under two hours on the whole thing.
Tell us about the house
Use the form or call. We ask for the address, roughly what condition it is in, who lives there, and when you would like to be done. You do not need to clean, fix, or photograph anything.
A short walk-through (or video call)
We visit once, usually within a day or two, for about 30 minutes. If you are out of state or the house is occupied, a video walk-through or a visit with the tenant’s notice works too.
Written offer within 24 hours
You get one written number and the worksheet behind it: comparable sales, our repair estimate, our resale and holding costs, and our margin. Ask anything. If listing would net you more, we say so.
You choose the date
If you accept, we sign a standard Washington purchase and sale agreement, open escrow at a licensed escrow company, and deposit earnest money. You pick the closing date: as few as 10 days, or months out if you need time.
Title and escrow do their work
Escrow orders title, pays off any mortgage or liens from the proceeds, prepares the settlement statement, and schedules signing. You will see every dollar, including Washington excise tax, before you sign.
Close and get paid
Sign at escrow (or with a mobile notary). Once the deed records, escrow wires your proceeds, typically the same day. Leave whatever you do not want to take; we handle it after closing.
What we need from you
Very little, honestly.
- Access for one walk-through, in person or on video.
- Your mortgage lender’s name if there is a loan, so escrow can order the payoff.
- Washington’s seller disclosure form (Form 17). We can waive most of it as a buyer, but the environmental section still applies if there is something to disclose.
- If the house is inherited or in probate: the personal representative’s authority. If it is tenant-occupied: the lease. We help with both.
What you never have to do
No prep. No pressure.
- Repairs, cleaning, staging, or photos.
- Open houses, showings, or strangers walking through for weeks.
- Pay a commission or a fee. We pay standard seller closing costs.
