Sound Home Offer is a Washington home-buying company serving Greater Seattle and Puget Sound, Washington. We buy houses directly, for cash, in any condition, and we explain every offer line by line.
What we are, and what we are not
We are buyers. We are not real estate agents, and we do not represent you in the transaction. We are not attorneys, lenders, housing counselors, or a government program. When you sell to us, we may keep the house as a rental, renovate and resell it, or, when we disclose it in writing, assign our purchase contract to another buyer in our network. Every purchase closes through a licensed Washington escrow company with title insurance, and you are encouraged to have your own attorney or advisor review anything before you sign.
How we try to be different
- The math is on the table. Comparable sales, repair estimate, our costs, our margin. If you disagree with a line, we talk about it.
- We tell you when to list instead. Some houses net more with an agent. Saying so costs us deals and earns us referrals.
- No urgency theater. Offers are good for days. Nobody calls you six times a day.
- Washington rules, followed. Owner-occupants in foreclosure get the options walkthrough the law expects. Tenants keep the rights the law gives them. Disclosures are real.
Where we buy
King, Pierce, Snohomish, and Kitsap counties, including Seattle, Tacoma, Bellevue, Renton, Kent, Lynnwood, Everett, Bremerton. If your city is not listed, ask; we almost certainly still buy there.
Proof, when it is real
We recently launched in Puget Sound, so we do not have a wall of reviews yet, and we will not invent one. As purchases close, we publish anonymized case studies with the seller’s permission. Until then, ask for proof of funds and our escrow partner’s contact before you sign anything. We expect that.
