Who we are

Sound Home Offer LLC (“Sound Home Offer”, “we”) is a professional real estate investment company. We purchase residential property in Washington State as a principal, for our own account.

What we are not

We are not a licensed real estate brokerage and we do not act as your real estate agent or broker. We are not attorneys, accountants, lenders, mortgage brokers, housing counselors, or financial advisors, and nothing on this site or in our conversations is legal, tax, lending, or financial advice. We are not affiliated with any government agency or program. We do not act as your fiduciary, advisor, or representative, and we do not act in your best interest; we are the buyer, on the other side of the transaction from you.

How we make money

We buy houses below full retail market value and profit by renovating and reselling them, holding them as rentals, or, in some transactions, by assigning our purchase contract to another buyer for a fee. When we intend to assign a contract, we disclose it in the purchase agreement. An offer from us is typically lower than what you might net by listing with an agent in exchange for speed, certainty, and buying the property as-is. You should compare.

Your options

Selling to us is one of several options. Others include listing with a licensed agent, selling to another buyer, refinancing, negotiating with your lender, or, if you are facing foreclosure, contacting a HUD-approved housing counselor through the Washington Foreclosure Fairness Program (Washington Homeownership Hotline 1-877-894-4663). We encourage every seller to seek independent legal, tax, and financial advice before signing anything.

Foreclosure and distressed property

Washington’s Distressed Property Conveyances law (RCW 61.34) provides protections for owner-occupants who are behind on payments or in foreclosure. We do not offer leaseback, repurchase, or “stay in your home” arrangements, and we make no promise that a sale to us will stop a foreclosure. If you are an owner-occupant in default, we will walk through your options with you before any agreement and document that we did.

Offers, illustrations, and proof

Any figures shown on this site are illustrations of our method, not an offer on any specific property. Every offer is prepared individually and delivered in writing. We publish case studies only for real transactions with the seller’s permission, and we do not publish reviews we cannot verify.
